A historic castle estate comprising Grade I and II listed properties across 270 acres on the Isle of Wight has been placed on the market with a £4.5 million guide price, offering a rare heritage opportunity.

The sale includes Norris Castle Estate, which can be purchased independently for £3 million, or combined with Springhill Estate for the full asking price. Springhill Estate is not available as a separate purchase.

Property Details

Norris Castle Estate spans approximately 225 acres and features the Isle of Wight’s only Grade I listed landscape. The castle was designed and constructed during the 1790s by renowned architect James Wyatt, who previously undertook restoration work on Windsor Castle and the Houses of Parliament.

The castle showcases a distinctive blend of Norman and Georgian architectural features, constructed using locally quarried stone. Springhill Estate, established by William Goodrich in the late 18th century, adds a further 45 acres to the combined offering.

Both estates are situated in East Cowes on the northern tip of the Isle of Wight, approximately one mile east of East Cowes Ferry Terminal. The properties offer views across the Solent, though these are partially screened by mature woodland.

The location provides convenient transport links, with regular ferry services to Southampton operating approximately 108 times weekly, with journey times averaging one hour. Southampton Central Train Station, located one mile from the ferry terminal, offers direct rail connections to London Waterloo (79 minutes), Brighton (106 minutes), and Bristol (99 minutes).
